Utah Hard Water

Saratoga Springs · New construction

Your Saratoga Springs new build has a softener loop. Now what?

A softener loop is the plumbing a builder roughs in so a water softener can be added later. In a lot of new construction the loop is there and the softener isn’t. Saratoga Springs’ city culinary-water average is 142 ppm / 8.3 grains per gallon as CaCO₃ — moderately hard — so the loop is worth using.

What a softener loop is

It’s a short run of pipe where the main water line comes into the house, usually in the mechanical room or garage near the water heater. The builder brings the line out and back — often with a straight connector or capped stubs in the middle — so a softener can be cut in without re-plumbing the house.

Most loops are set up so outdoor hose bibs and sprinklers stay on unsoftened water. That saves salt and keeps softened water off your lawn.

How to tell if your house has one

Look near the water heater or where the main line enters the house for two pipes that rise up, run side by side, and loop back down — sometimes labeled “softener” or with a bypass valve. A drain and an electrical outlet nearby are also good signs, since a softener needs both.

If you can’t find it, your builder’s plumbing plans or warranty packet may say. Some homes don’t have one; a softener can still be installed, it just takes more plumbing work.

  • A bypass valve or capped stubs
  • A floor drain or standpipe and an outlet within reach

Why it matters in Saratoga Springs

Saratoga Springs is one of the fastest-growing cities in Utah, and a lot of that growth is new construction. The city’s own culinary-water page puts the average at 8.3 gpg — not the hardest in Utah County, but hard enough that scale shows up on fixtures, glass, and the water heater within the first couple of years if nothing treats it.

Using the loop the builder already put in is the simplest, cheapest point to add a softener — before scale gets into a brand-new water heater.

Common questions

Does every new build in Saratoga Springs have a softener loop?
No. Many do, but it depends on the builder and the plan. Check near the water heater or main line for a looped pair of pipes, or ask your builder for the plumbing plan.
Can I install a softener without a loop?
Yes. It takes more plumbing to tie into the main line and decide which outdoor lines to leave unsoftened, but it’s a normal install.
Will my sprinklers and hose bibs get softened water?
Usually not. Most softener loops are placed after the outdoor lines branch off, so irrigation stays on untreated water.
How hard is Saratoga Springs water?
The city’s culinary-water page lists an average of 142 ppm / 8.3 grains per gallon as CaCO₃ — moderately hard. Its 2025 water quality report doesn’t list hardness.
